Condensation

When the warm air your house emanates meets the cold surface of your roof, condensation naturally occurs. For this reason, a roof or attack lacking sufficient insulation is the perfect breeding ground for mold and mild, particularly during snow melt. Consistent condensation can damage even a newer roof and ultimately shortened its lifespan. Insulating and properly ventilating your attack is the best defense against condensation.

Ice Dams

Colorado winters can take a toll on the structural integrity of your roof in the way of snow build up and ice dams. Ice dams occur when ice on the warmer sections of a roof begins to melt and refreezes over built up ice in other areas. As the dam begins to cause moisture to pool on your roof, it’s common for water to begin seeping between joints and cracks, causing serious damage.  The best way to prevent ice dams is to seal all warm air leaks in close proximity to your roof sheathing. Again, proper ventilation and insulation can help to prevent ice dams from forming.

Melting Snow

Melting snow on your roof is a part of homeownership in Colorado. However, an aging or compromised roof can suffer as a result. If you suspect that your roof is on its last leg, snow melt can actually help isolate the issue. Pay attention to the areas where the snow is melting quicker. This is typically indicative warm air leaks. By fixing the issue, you may be able to extend the life of your roof.
